Broward was built in waves, and each wave left a different plumbing problem behind. The 1950s and 60s neighborhoods east of University Drive still run cast iron drains — Hollywood Lakes, Dania Beach, older Fort Lauderdale and Oakland Park. Some of those houses still have their original galvanized supply lines too. Cast iron in South Florida's wet, warm soil corrodes from the inside out. The first sign is usually a drain that keeps slowing no matter how often it is snaked. A camera inspection is the honest way to know whether the line has years left or is due.

The 1970s and 80s pushed west into Plantation, Sunrise, Davie and Cooper City. That is the era of thin-wall copper. From the late 70s into the mid 90s it is also the era of polybutylene supply pipe. Poly-b is grey, and it was installed in a great many Florida homes. It fails at the fittings without warning. If your house was built between about 1978 and 1995 and has never been repiped, it is worth a look. Better that than letting the pipe decide the timing for you. The 1990s and 2000s built out Weston, Pembroke Pines and Miramar in large planned communities. The pipe there is CPVC, and the water heaters were builder-grade. Thousands of those heaters are now reaching the same tired age at the same time.

Two things are true everywhere in the county. Nearly every house sits on a concrete slab. A supply leak under the floor shows up as a warm patch, a spinning meter or a water bill that jumps. Finding it takes acoustic equipment, not guesswork. And our drinking water comes from the Biscayne aquifer through limestone, so it arrives hard. Scale shortens water heater life, clogs aerators and coats tankless heat exchangers unless they are descaled. Add salt air east of Federal Highway, which eats hose bibs and outdoor heater connections early. Add hurricane season, when a working shut-off valve and a backflow preventer are worth more than any gadget in the house.
