What Miramar’s houses do to their pipes — and what we do about it
Like its neighbor Pembroke Pines, Miramar splits cleanly at the Turnpike. East of it, the original city from the 1950s through the 70s — the grid of ranch homes between Pembroke Road and County Line Road — runs cast iron drains, aging copper and, on the later streets, polybutylene. Slow drains that keep returning, rusty hot water and pinhole leaks in copper are the daily calls, and the homes sit on slabs, so a supply leak under the floor announces itself as a warm spot or a meter that turns with everything off.
West of the Turnpike is the 1990s and 2000s build-out — SilverLakes, Sunset Lakes, Vizcaya, Monarch Lakes, Nautica, the communities along Miramar Parkway out to I-75 — thousands of homes built by a few builders in a short window. Pipe is CPVC or PEX and holds up; the water heaters, disposals, faucet cartridges and pressure-reducing valves were all installed together and are failing together, which makes planned replacement most of our work there. These are HOA communities with gate procedures and irrigation backflow assemblies to test. Hard Biscayne-aquifer water runs through all of it, and Miramar's position on the county line means that when we are already in north Miami-Dade, a Miramar call is on the way home.

My east Miramar house has rusty hot water. What is it?
When only the hot side discolors, the water heater is the suspect — usually a used-up anode rod letting the tank corrode inside. If both hot and cold run rusty, it points to galvanized supply lines, common in the 1950s–60s streets east of the Turnpike. We check both at no charge and tell you which.
