What Pembroke Pines’s houses do to their pipes — and what we do about it
Pembroke Pines is really two cities. East of Flamingo Road, the neighborhoods along Pembroke Road, Hollywood Boulevard and University Drive were built in the 1950s through the 70s — smaller ranch homes and duplexes with cast iron drains, aging copper and, in the 70s houses, the first of the polybutylene. Slow drains that keep coming back and pinhole leaks in copper are the everyday calls there, and a camera inspection is usually the honest first step for a drain that has been snaked more than twice.
West of Flamingo is the 1990s and 2000s planned-community boom — Silver Lakes, Chapel Trail, Pembroke Falls, Grand Palms, Towngate — thousands of homes built by a handful of builders within a few years of each other. The pipe is CPVC or PEX and holds up well, but the water heaters, garbage disposals, faucets and toilets were all installed at once, and they are now failing at once. A great deal of our Pembroke Pines work is planned replacement: a heater at fifteen years, a disposal that has finally seized, a pressure-reducing valve that has drifted. Hard Biscayne-aquifer water accelerates all of it. Add a large stock of condos and townhomes with association rules about shut-offs and access, and the Pines keeps a crew busy year round.
