Davie is the most rural-feeling town in Broward, and its plumbing reflects that. West and south of Orange Drive many properties sit on larger lots with long private water lines from the meter to the house, outbuildings, barns and pool houses — more buried pipe per home than anywhere else in the county, and more chances for a leak to hide in the yard. Some older properties still run on private wells and septic systems; well pressure tanks, iron-stained water and drain fields are conversations we have in Davie that we rarely have in Weston. The subdivisions along University Drive, Pine Island Road and Nova Drive are 1970s to 90s construction — copper that has aged into pinhole territory and, in the later homes, polybutylene supply. Davie's water is hard Biscayne-aquifer water like the rest of Broward, so water heaters and tankless units need flushing and descaling to reach a normal lifespan. And with so many pools, irrigation systems and hose bibs on large lots, backflow assemblies and outdoor fixtures make up a bigger share of our Davie calls than the kitchen and bath work that dominates elsewhere.
